Commercial Scaffolding for Cape Town Buildings

In the CBD and along Long, Bree and Loop Streets, the scaffold almost always meets the pavement, and pavement encroachment is controlled by the City of Cape Town. That permission has a lead time, and it belongs on the programme rather than in the week-before scramble. What Affects the Price?

  • Phasing. Each phase is a mobilisation, an erection and a strike. Three phases is not one job in three parts, it is closer to three jobs.
  • Public protection. Fans, hoardings, debris netting and covered walkways.
  • Working hours. Night and weekend erection to avoid trading hours costs more.
  • Pavement permission. Cost and lead time where the scaffold occupies public space.
  • Height. Every additional lift adds standards, ledgers, braces, boards and guard rails, and above roughly 6 m the tie-in and bracing requirements step up.
  • Elevation area. Scaffold is priced on the face area covered in m², not on the floor area of the building.
  • Hire period. Most contractors quote a first period then a weekly or monthly extension rate. Over-runs are where budgets slip.
  • Configuration. Straight runs are cheap. Returns, cantilevers, bridging over an entrance and birdcage decks are not.
  • Access and transport. Narrow lanes, steep driveways and long carry distances add labour before a single frame goes up.
  • Erection and dismantling labour. The largest single line item on most scaffold invoices.
  • Ground conditions. Soft ground, sloping sites and paving that cannot take point loads mean sole plates, adjustable base jacks or a designed foundation.
