What Is Residential Scaffolding?

Standard access scaffold, sized down. Usually two or three lifts of modular system scaffold along the elevations being worked on, boarded, guard-railed and tied to the house. For smaller or shorter work a mobile tower does the same job for a fraction of the money.

  • Exterior repaint of a double-storey, particularly the gable and fascia.
  • Roof repairs, re-tiling or a full roof replacement.
  • Waterproofing a flat roof, parapet or balcony.

Residential Scaffolding for Cape Town Homes

What decides most domestic jobs is access. Scaffold components have to reach the elevation, and Cape Town gardens are not built for it. Narrow side passages between a house and a boundary wall, steep driveways in Hout Bay, Camps Bay and the upper Southern Suburbs, and mature trees in Newlands, Rondebosch and Constantia all mean components are carried by hand, which is labour rather than equipment. Aluminium is worth pricing where the carry is long.

Ground varies too. Sandy soil across the West Coast and Cape Flats needs sole boards under the base jacks. Paving and pool surrounds cannot always take point loads, so the load has to be spread.

What Affects the Price?

  • Carry distance. The domestic variable. A side passage with no vehicle access adds hours of hand-carrying at both ends.
  • Pavement permission. Where required, it has a cost and a lead time.
  • Height. Every additional lift adds standards, ledgers, braces, boards and guard rails, and above roughly 6 m the tie-in and bracing requirements step up.
  • Elevation area. Scaffold is priced on the face area covered in m², not on the floor area of the building.
  • Hire period. Most contractors quote a first period then a weekly or monthly extension rate. Over-runs are where budgets slip.
  • Configuration. Straight runs are cheap. Returns, cantilevers, bridging over an entrance and birdcage decks are not.
  • Access and transport. Narrow lanes, steep driveways and long carry distances add labour before a single frame goes up.
  • Erection and dismantling labour. The largest single line item on most scaffold invoices.
  • Ground conditions. Soft ground, sloping sites and paving that cannot take point loads mean sole plates, adjustable base jacks or a designed foundation.

Hire. A homeowner scaffolding one elevation once will never recover a purchase, and stored scaffold in a Cape Town garage is a corrosion problem waiting to happen.

Do I need scaffolding to paint a double-storey house?

For anything above single-storey height, yes in practice. A painter working off a ladder cannot carry equipment, cannot work along a wall without repositioning constantly, and has no safe working platform. Scaffold usually costs less than the extra days a ladder adds to the painting.

Can scaffolding be erected around a house?

Yes. A full wrap covers every elevation at once and is what most exterior repaints and reroofs use. Doing one elevation at a time is cheaper per visit but more expensive overall, because erection and transport are charged each time.

Do painters supply their own scaffolding?

Some do and some do not, and it is worth asking before you accept a painting quote. Where the painter does not, the scaffold is a separate cost that people frequently only discover after the painting price has been agreed.

How much does scaffolding cost for a house in Cape Town?

Not on your own property. If the scaffold stands on the pavement or extends into the road, the City of Cape Town controls that encroachment and permission is required. In a sectional-title scheme the body corporate will have its own rules.

Can I use a mobile tower instead of scaffolding?

For short, low work that moves along a wall, often yes, and it is much cheaper. For a full elevation over weeks a built scaffold is safer and works out cheaper too.

Is my house insured while scaffolding is up?

Check with your insurer. Scaffold on a property can affect cover, particularly the security-related conditions, since a scaffold is also a route to upper-floor windows. Tell them before it goes up rather than after.

What if the painter takes longer than planned?

You pay the extension rate on the scaffold. Agree that figure at the start, and try to have the trades sequenced so the scaffold is not standing idle through Cape Town winter rain.
