  • Programme certainty. Renovations over-run more than new builds, and the scaffold charges through it.
  • Alteration count. Every lift move or partial strike is a crew visit.
  • Tie feasibility on old fabric. Poor walls mean rakers or design work.
  • Boundary constraint. No room for a base means cantilevered lifts.
  • Occupancy. Living in the house during the work adds protection and sequencing constraints.
  • Height. Every additional lift adds standards, ledgers, braces, boards and guard rails, and above roughly 6 m the tie-in and bracing requirements step up.
  • Elevation area. Scaffold is priced on the face area covered in m², not on the floor area of the building.
  • Hire period. Most contractors quote a first period then a weekly or monthly extension rate. Over-runs are where budgets slip.
  • Configuration. Straight runs are cheap. Returns, cantilevers, bridging over an entrance and birdcage decks are not.
  • Access and transport. Narrow lanes, steep driveways and long carry distances add labour before a single frame goes up.
  • Erection and dismantling labour. The largest single line item on most scaffold invoices.
  • Ground conditions. Soft ground, sloping sites and paving that cannot take point loads mean sole plates, adjustable base jacks or a designed foundation.

Keeping the Hire Under Control

  1. Agree the extension rate before the scaffold goes up. On a renovation you will use it.
  2. List the likely alterations in the scope rather than ordering them one at a time.
  3. Sequence the trades so the scaffold is not standing idle between them.
  4. Off-hire elevations as they are finished rather than waiting for practical completion.
  5. Build the winter months into the assumption if the programme crosses them.

Erection and Dismantling

Choosing a Scaffolding Contractor in Cape Town
