What Is Construction Scaffolding?

Two distinct things that get lumped together:

  • Access scaffold. Working platforms for bricklayers, plasterers, roofers, painters and glaziers on the outside of the structure.
  • Support scaffold, or falsework. Vertical support under slab formwork while concrete cures, built from props, beams and modular components. A different design case entirely, driven by pour loads rather than by people. See formwork in Cape Town.

When Do You Need Construction Scaffolding?

  • From the point the walls pass comfortable working height, which on most builds is early.
  • Wherever a putlog scaffold is used to build the wall itself.
  • Under every suspended slab, as falsework.
  • Around the perimeter for roofing, with edge protection above gutter height.
  • For the finishing trades, often after the main structure is done.

Construction Scaffolding for Cape Town Sites

Site constraint drives the arrangement. Infill plots in the Southern Suburbs and City Bowl frequently have no room for a scaffold base on one or more boundaries, which pushes the design towards cantilevered or bracketed lifts, or towards suspended access on the tight side. Steep erven in Hout Bay, Camps Bay and Llandudno mean stepped foundations and long standards downhill.

Weather governs the programme. Cape Town builds lose exterior working days through the winter, and the scaffold charges through every one of them. Building the wet months into the hire assumption rather than hoping is the difference between a scaffold budget that holds and one that does not.

Loading Classes Matter Here

A scaffold rated for painters will not carry a bricklayer’s materials. SANS 10085-1 classifies scaffolds by the maximum load allowed on the platform, and the class has to match the trade using it. Getting this wrong is one of the more common findings on South African sites, and it is not fixable by being careful.

What Affects the Price?

  • Programme length. The dominant factor. Every week of delay is a week of hire.
  • Alterations. A crew visit each time a lift moves or a bay is struck.
  • Loading class. A masonry-rated scaffold uses more material than a light-duty one.
  • Falsework separately. Support scaffold under slabs is a different line from access scaffold.
  • Height. Every additional lift adds standards, ledgers, braces, boards and guard rails, and above roughly 6 m the tie-in and bracing requirements step up.
  • Elevation area. Scaffold is priced on the face area covered in m², not on the floor area of the building.
  • Hire period. Most contractors quote a first period then a weekly or monthly extension rate. Over-runs are where budgets slip.
  • Configuration. Straight runs are cheap. Returns, cantilevers, bridging over an entrance and birdcage decks are not.
  • Access and transport. Narrow lanes, steep driveways and long carry distances add labour before a single frame goes up.
  • Erection and dismantling labour. The largest single line item on most scaffold invoices.
  • Ground conditions. Soft ground, sloping sites and paving that cannot take point loads mean sole plates, adjustable base jacks or a designed foundation.

Appointments and Paperwork

On a construction site the Construction Regulations apply in full. A contractor must appoint a competent person in writing to supervise all scaffolding work and to ensure erectors, team leaders and inspectors are competent. Access scaffolding in use must comply with SANS 10085-1. The inspection register is one of the documents most closely examined during a Department of Employment and Labour site visit, so it belongs in the safety file from day one rather than being reconstructed later.

Erection and Dismantling

Choosing a Scaffolding Contractor in Cape Town
